This week on The BreakAway Agent Podcast, we welcome Stephanie Vitacco, Broker Associate of Keller Williams in Encino, California. As a highly consistent agent, regardless of an up or down market, Stephanie has been in the top 10 agents in the nation for Keller Williams, and for many years at Coldwell Banker. She has sold over 6000 houses in her career so far, and her track record continues to be unwavering.
She grew up in the San Fernando Valley, which is located in Northern Los Angeles and has been selling homes in the area for over 25 years. Though she has a background in fashion, she was inspired by a friend in her early 20s who was killing it in the real estate industry. Inspired by his lifestyle and success, she decided to jump all in – and has been passionate about it ever since.
Listen now as Stephanie talks about her dedication and her tenacity has helped her thrive in an ever-changing market.
How Stephanie Vitacco Succeeds With Focus and Commitment
At the beginning of her career, Stephanie Vitacco had a coworker in her office who guided her and mentored her when Stephanie was so busy and focused that she was sleeping under her desk. The processes she learned helped alleviate some of the work and has helped her build a team to support her. Now her team consists mostly of admin and supporting staff so that she can be where she thrives – in front of clients.
Retail Market Vs. Corporate Market
You know that the market always moves in cycles. There will always be down cycles and there will also be strong markets where it seems anyone can be successful. For Stephanie, during a down market in the early ’90s, she saw everyone leaving RE. Instead of jumping shift, she switched her focus from retail business into more corporate business. Meaning, she started working with the banks and her role became more synonymous with a property manager.
Stephanie describes two different terms for when the industry is up or down. During a down market, like in 2008, the market shifted into what she called a “corporate market,” which means that the banks owned the majority of real estate. When the market is good, and you’re an agent who mostly sells residential homes, then the market is a “retail market.”
She learned early on from mentors that you can’t comfortable. As soon as you get comfortable, the market is going to change. Her advice is agents is to be adaptable. Be willing to pivot and change with the market or else you’re not going to make it.
Stephanie Vitacco – Her Superpower Is Having Laser Focus
Something that Stephanie Vitacco says is her best and worst feature all at the same time is having laser focus. It’s great for business because she is so focused on the goal and getting things done. For her, she just can’t let things go. She has to finish the task and get to the next place.
Her and Tiffany discuss how sometimes the best things and the worst things are often two sides of the same coin. The positive side of having a quick temper can also mean you have a fierce passion for the things you care about. Having intense focus could mean that you focus too much on the negative aspects. BUT it could also mean that you work harder and fewer things fall through the cracks.
Level Up Your Skills and Knowledge
Stephanie Vitacco firmly believes in the concept of spending 10,000 hours to master something. So her first few years of real estate she crammed in as much information as she could and spent 80 hour weeks putting in the time. There are always obstacles, especially in real estate. Stephanie made it her mission early on to make sure that she went to mentors and asked their advice on how to handle these land mines.
Now that she’s been in the business for so long, she’s learned how to spot those obstacles from a mile away. She’s able to navigate problems quickly and easily now because of her experience. She wholeheartedly believes that her dedication to her industry has helped her success. Her ability to persevere throughout the obstacles and her drive to never give up is how she’s built her business.
Rituals For Daily Success
As a very dedicated real estate agent who is constantly busy, it makes sense that there might be daily success habits that Stephanie Vitacco has. She first says that staying organized and having systems in place helps keep her on track. If everything has a process, then she knows what she needs to do for the day.
Another thing she says helps her stay focused and successful is exercise. She also finds that meditation helps her clear her mind because sometimes this business can get really overwhelming.
